What is a REAL-VALUATION?
Real Estate Portals provides an automated Valuation which in no way, shape or form replaces a valuation prepared by an expert real estate agent. Nothing compares to the deep knowledge of an agent that understands the neighborhood and value a home not only based on relevant sales in the area, but based on the active competing listings and the features that are attractive or deal-breakers to most potential buyers.
What are Automated Valuations?
An Online valuation is a service that can provide a property value based on a mathematical model using “comparable” homes.
“There are two types of Automated models: AVMs (Automated Valuation Models) and RVMs. (Realtor’s Valuation Models). Both of them provide either a price or a range (normally very wide) of a potential sales price. Even though these may seem to be near to accurate numbers, they may be way off. You need to get a deep evaluation of a property to determine it’s REAL-VALUE.

And I bring the kind of transactional experience that only comes from having seen hundreds of deals from every angle.
I've lived in South Florida since 2000 and currently call Downtown Coral Gables home — a city I genuinely love for its walkability, architecture, and sense of community. That's not a marketing line. It means I know these neighborhoods personally, not just professionally.
Real estate involves many moving parts: pricing, timing, condition, contracts, inspections, insurance, financing, associations, negotiations.
